Wyndham & Werribee Property Investment

One of Melbourne’s major growth corridors. But property selection matters.

Wyndham has become one of Melbourne’s largest and fastest-growing urban areas.

Located between Melbourne and Geelong, the municipality combines established suburbs such as Werribee, Hoppers Crossing and Point Cook with major newer communities including Wyndham Vale, Manor Lakes, Mambourin, Tarneit and Truganina. It is also becoming an increasingly important employment and infrastructure corridor.

But population growth on its own isn’t an investment strategy. The more important question is whether it is being supported by employment, infrastructure, transport, healthcare, education, retail, economic diversity, rental demand and well-managed housing supply.

Wyndham has several of these fundamentals working at once. The challenge is finding where within Wyndham they combine best, and which properties are positioned to benefit.

The location

Why Wyndham Is Worth Investigating

Wyndham is a very different market from the smaller regional locations we research. It isn’t a regional growth town. It is part of metropolitan Melbourne, sitting strategically between Melbourne and Geelong, with a large population base and access to two major employment economies.

Wyndham City’s Economic Development Strategy shows how fast the local economy has grown:

A growing population needs somewhere to live. An expanding local economy gives people more reasons to live there.

Population growth is a major driver

The City of Wyndham’s population forecast sees it growing from about 342,000 in 2026 to 488,572 by 2046. That means far more people needing homes, schools, healthcare, shops, jobs, transport and community facilities.

But supply matters too

Wyndham is also one of Melbourne’s major housing-production areas, with thousands of new homes being built. Population growth doesn’t mean every property will see strong capital growth. Demand and supply have to be considered together.

Wyndham Is Becoming More Economically Diverse

One of the more interesting things about Wyndham is its shift from a mainly residential growth municipality towards a more substantial economic centre. The largest employment sectors are:

Wyndham sits between the Melbourne CBD and Geelong, with major industrial and commercial precincts around Laverton North, Truganina and East Werribee, and growing activity in advanced manufacturing, logistics, professional services and technology.

A market supported by several employment sectors is less dependent on any single industry or employer.

Werribee

Werribee: The Established Centre of Wyndham

While much of Wyndham’s growth is happening in newer communities, Werribee remains the established commercial, civic, healthcare and transport centre of the municipality.

In August 2024 Council approved a refreshed Werribee City Centre Structure Plan, with streetscape guidelines and a parking strategy. It provides a long-term framework for more housing, jobs, business, public spaces and transport links, and stronger connections to the Werribee River. The city centre has already shifted from mainly retail to a mixed-use hub, with new apartments, hotels, dining and small bars.

That creates an important distinction between Werribee and the newer growth suburbs. Werribee already has a town centre, transport, healthcare, jobs, schools, retail and community infrastructure.

Werribee Mercy Hospital

Werribee Mercy Hospital serves Melbourne’s south-west with emergency, surgical, medical, maternity, mental health and palliative care. Its emergency department expansion is on track for completion in 2026 and will:

  • Double treatment spaces from 33 to 67
  • Add four resuscitation bays, 16 short-stay beds, 32 emergency cubicles and 8 fast-track bays
  • Provide six dedicated mental health, alcohol and other drugs spaces
  • Handle more than 25,000 extra emergency presentations a year

Hospitals are also major employers, adding another source of ongoing housing demand.

Long-term opportunity

East Werribee: One of Wyndham’s Biggest Long-Term Opportunities

The East Werribee Employment Precinct is a 775-hectare mixed-use area on former state agricultural and research land, part of the wider Werribee National Employment and Innovation Cluster. It is planned to include a commercial precinct, a new town centre, a health and learning precinct, and enterprise and business precincts.

An important distinction

These are potential jobs over the long term, not jobs that exist today. The investment thesis is that East Werribee could help fix one of Wyndham’s biggest structural challenges: only about 39% of resident workers were employed locally in 2023. Council is targeting 45% by 2040, gradually shifting Wyndham towards a more balanced live-and-work economy.

Transport

Transport and Connectivity

Wyndham is connected to Melbourne by the Werribee line, the Wyndham Vale line with Geelong regional services (including the new West Tarneit Station, opened September 2026), the Princes Freeway, the Western Ring Road and the West Gate Freeway.

The Victorian Government’s 2026–27 Budget included:

  • $77.5 million for more Werribee line services, including two extra services an hour in the morning and afternoon peaks
  • $14.8 million for longer nine-car trains on the Wyndham Vale line in peak periods
  • $100 million to expand bus hours and weekend services, with new and upgraded routes in growing suburbs

But Wyndham has a transport challenge

Rapid growth has put real pressure on roads and public transport, and investors shouldn’t ignore it. Council’s case for the Wyndham Ring Road shows the scale:

The Ring Road would add a new bridge over the Werribee River, linking Wyndham Vale to Tarneit and easing Heaths Road, currently the only route between the two growth areas. The Federal Government pledged $85 million at the 2025 election, and Council is asking the State to match it. Until then, it remains a proposal, not delivered infrastructure.

The Werribee Market Today

The REIV’s latest data for Werribee gives a useful snapshot:

A three-bedroom house has a median of about $625,000 and a four-bedroom about $730,000, and homes are selling in around 36 days. That price gap to the metropolitan median is one reason Werribee appeals to investors. But affordability alone isn’t enough. The real question is: what are we actually buying for the money?

Werribee versus the newer suburbs

Neither automatically wins. Newer estates can also contain significant competing supply, which is why we assess the property, not the suburb name.

The Supply Question

Wyndham’s growth is both its greatest opportunity and one of its greatest risks. Large amounts of land remain available for housing, so population growth comes with substantial new supply. That raises a crucial question:

Will this property stay competitive as thousands more homes enter the market?

A generic house in a large estate may face considerable competition from newly built homes. A well-positioned property with genuine scarcity, established amenity or strong owner-occupier appeal has a different risk profile. That’s why we don’t simply recommend the cheapest property in a growth corridor.

Scale is Wyndham’s biggest advantage, and why you need to be selective

Wyndham isn’t a small growth corridor. It already has close to 350,000 residents, more than 120,000 local jobs, major employment precincts and a substantial economic base, and it’s still growing. But there is a big difference between buying into an established part of Wyndham and buying where thousands of similar homes are still to be built.
