The Murray · Cross-border Regional City

Albury–Wodonga Property Investment

A twin city of about 100,000 people across the Murray, with a $558 million regional hospital project, defence and manufacturing jobs, vacancy under 1.1% and a growth corridor planned for 35,000 residents.

Albury–Wodonga straddles the Murray River on the Hume Freeway, about three hours from Melbourne. Wodonga is in Victoria and Albury is in New South Wales, and together they work as one regional city.

It has one of the most diversified regional economies in Australia, with health, defence, manufacturing, logistics and education. Prices are higher than most regional towns and yields lower, so this is a growth-and-stability market more than a cash-flow one. This page focuses on Wodonga, where Victorian rules apply, with Albury figures for comparison.

Population

A Growing Twin City

Wodonga has about 43,250 residents and is expected to pass 50,000 by 2034. Its Leneva–Baranduda growth corridor has capacity, once fully developed, for more than 35,000 residents, roughly doubling the city over the next five decades.

Employment

Health, Defence, Manufacturing and Logistics

Health care is Wodonga’s largest employment sector, at about 17.6% of the workforce, led by Albury Wodonga Health. Manufacturing employs more than 2,000 locals, with major plants including Visy, Asahi and Mars Petcare, and education and training employs more than 4,000.

Defence is a long-standing part of the economy, centred on the army’s logistics training and supply bases at Bandiana. La Trobe University’s Wodonga campus and Wodonga TAFE’s Logical Innovation Precinct add education and training in transport, logistics, civil construction and defence-related industries.

Infrastructure

A $558 Million Regional Hospital Project

The Albury Wodonga Regional Hospital project, worth $558 million and jointly funded by the NSW, Victorian and Australian governments, will add a new seven-storey clinical services building on the Albury campus. Planned inclusions are:

  • 110 additional overnight beds, including medical, surgical and mental health beds
  • A 32-bed mental health unit
  • Expanded emergency, intensive care, maternity and special care nursery services
  • New surgical theatres and a cardiac catheter lab

The first new building, the Northeast Building, is due for completion in late 2026, with the main clinical services building in design.

Our view

A hospital of this scale serves both sides of the border and adds skilled jobs for years. It is funded and progressing, but the main building is still in planning, so we do not price its full benefit in today.

Supply

Leneva–Baranduda and New Land

Wodonga’s main growth area is the Leneva–Baranduda corridor to the south-east. Stage one is under way under a state-funded precinct structure plan, and council is seeking funding to plan stage two. At full development it has capacity for more than 35,000 residents and around 5,600 jobs.

PRD reports Wodonga’s median vacant land price at about $225,000, compared with about $390,000 in Albury, where land prices rose about 51% over the year.

What that means for investors

Wodonga’s cheaper land and long growth runway make it the more affordable side of the border for house and land. Over five decades, the corridor will add a lot of competing supply, so we focus on established-amenity locations and well-sized lots.

Both sides of the border have seen double-digit house price growth with steady rents, which has pushed yields down to about 3.6%, still slightly above Melbourne’s 3.3%. Vacancy under 1.1% shows a tight rental market. House sales fell about 27% in Wodonga over the year as buyers adjusted to higher prices.

Victoria or New South Wales?

Stamp duty, land tax, first home buyer schemes and tenancy laws differ between Wodonga (Victoria) and Albury (NSW). We compare both before recommending a property, because the cheaper side on price is not always the cheaper side to own.

Warts and all

The Risks to Weigh

  • Lower yields. At about 3.6%, cash flow is weaker than in smaller regional towns.
  • Prices have run. Double-digit growth over the year means buying well matters more.
  • Long-term supply. Leneva–Baranduda will add new land for decades.
  • Two sets of rules. Victorian and NSW taxes and tenancy laws differ.
  • Flood risk. Check Murray River and creek overlays and insurance.
